31 Units Up for Grabs in Greenpoint ‘Affordable’ Housing Lottery, Studios Start at $1,288

An affordable housing lottery has opened for 31 units in a new Greenpoint apartment building, where rent starts at $1,288 a month for a studio.

The apartments are a mix of studios, one-bedroom units and two-bedrooms units at 470 Manhattan Ave and are available to people who make between 80 and 130 percent of the area’s median income.

Seven studio units with a monthly rent of $1,288 are available to households of one to two people who make between $49,543 and $72,800 combined annually. Four studio units with a monthly rent of $2,236 are available to households of one to two people who make between $76,663 and $118,300 combined annually.

Nine one-bedroom units that cost $1,351 a month are available to households of one to three people who make between $52,492 and $81,920 combined annually. Four one-bedroom units that cost $2,364 a month are available to households of one to three people who make between $81,052 and $133,120 combined annually.

Five two-bedroom units that cost $1,638 a month are available to households of two to five people who make between $63,600 and $98,240 combined annually. Two two-bedroom units that cost $2,856 a month are available to households of two to five people who make between $97,920 and $159,180 combined yearly.

A full breakdown of income requirements is listed below. Minimum income requirements may not apply to applications with Section 8 Housing Choice vouchers or other qualifying rental subsidies.

Tenants are responsible for paying for electricity and gas in addition to the monthly rent.

The building has an on-site superintendent and offers various amenities including a rooftop terrace, fitness center, bike storage, resident lounge, package room and in-unit washer/dryer and microwave.

Nearby transportation includes the G train and B43 bus.

The deadline to apply to the affordable housing lottery for 470 Manhattan Ave. is June 29, 2020. Mailed-in applications must be postmarked by that date.

While the units are given out to eligible applicants through a lottery, some preference is given to applicants with vision, mobility and hearing disabilities.

The building will receive a tax exemption as a result of participating in the affordable housing lottery.
